Lease Term Requirement A minimum initial lease term of twelve (12) months is required. Month-to-month, short-term, or temporary lease agreements are not eligible. The promotion is not valid for: • Current residents • Lease renewals • Internal transfers • Roommate additions • Lease assumptions or takeovers • Former residents returning within twelve (12) months of move-out • Corporate housing, subsidized housing, or employee housing arrangements • Applicants receiving another promotional concession unless expressly approved by management Rent Credit Distribution The two-months concession will be applied as rent credits during the second and fourth full months of the lease term. Credits are calculated using base monthly rent only and do not include utilities, RUBS charges, internet, cable, parking, storage, pet rent, or other recurring fees. Good Standing Requirement Residents must remain in good financial and lease standing through the date each concession is applied. Residents with delinquent balances, returned payments, lease violations, pending eviction proceedings, or other defaults may forfeit the promotional concession. Early Termination / Breach Clause The promotional concession is provided in consideration of the resident fulfilling the entire initial lease term. If the lease is terminated early for any reason, including voluntary move-out, default, eviction, abandonment, or any other breach of the lease agreement, the full value of all promotional concessions received shall immediately become due and payable and may be included in the resident's final account balance, except where prohibited by applicable law. Stacking Restrictions This promotion may not be combined with: • Other rent specials • Renewal incentives • Resident referral bonuses • Preferred employer programs • Negotiated rental rates • Any other promotional offer or concession unless expressly authorized in writing by management Only one promotional offer may be applied per lease agreement. Promotion Disclosure This promotion must be disclosed at the time of application, documented in the executed lease agreement, and approved by management. Retroactive requests or promotional claims made after lease execution will not be honored. Administrative Errors Management reserves the right to correct typographical, clerical, pricing, or administrative errors associated with this promotion. Right to Modify This is a limited-time offer available on select apartment homes and subject to availability. Management reserves the right to modify, suspend, extend, or discontinue this promotion at any time without prior notice. Lease agreements executed with an approved promotional concession prior to any modification or termination will be honored in accordance with the executed lease agreement.
